During the design phase, we will assess your needs and the scope of the project. We will present you with plans and drawings to define the design intent. Preliminary pricing can also be obtained during this phase to make sure the design fits within your budget.

During this phase, construction drawings are produced that will be used by the contractor to build the project. Construction drawings are very detailed sets of drawings usually showing floor plans, ceiling plans, elevations, details, finishes, material specifications, etc. The construction drawings will also be used for pricing and permitting. On most construction projects, engineers also need to produce drawings showing electrical, plumbing, A/C, and structural items. We have engineers that we consult with and can coordinate this process.

We usually submit the drawings for permit and to the contractors for bidding at the same time. We have professional permit processors that we use to obtain the permits. We can help you with bidding and pricing by recommending  contractors, reviewing bids, negotiating prices, and obtaining final pricing.

We can help you with the construction phase by observing the contractors during construction, reviewing change orders, reviewing pay applications, and by acting as your representative to the contractor.
